Frequently asked questions
How long does an assessment take?
It depends on the size, layout and use of the premises. A small single unit is often under an hour on site; a larger or more complex building takes longer. We confirm the expected duration when we quote.
Does the assessment include testing the alarm or emergency lighting?
No. The assessment records the arrangements in place and the testing evidence held. Testing and servicing are separate activities carried out under the relevant standards, and we can quote for them separately.
How often should the assessment be reviewed?
There is no single interval that applies to every building. The assessment must be kept up to date and reviewed whenever there is a significant change, such as alterations, a change of use or occupancy, or a fire or near miss. See our guide on how often to review a fire risk assessment.
What do you need from us before the visit?
Access to the premises and, where held, the fire-safety records: alarm and emergency lighting logs, servicing records, evacuation arrangements and the previous assessment.
Do you need access to individual flats or units?
Not for an assessment of communal areas. Where the agreed scope includes individual dwellings or tenanted units, access is arranged with you in advance.
Do you carry out the remedial work identified?
The assessment and report are independent of any remedial work. Where works are needed, we can undertake or arrange them, quoted separately from the assessment. You are not obliged to use T&T for them.
