Fire Risk Assessments for Warehouses & Industrial Premises
T&T Fire Safety carries out fire risk assessments for warehouses, distribution centres, manufacturing sites, workshops and small industrial units. We work for operations and site managers, health and safety leads, business owners and the landlords of industrial estates.
Industrial premises often hold large amounts of fuel in one place, with long routes to the exits. The assessment looks at what could start a fire, how fast it could spread through stock and the building, and how people on site would be warned and get out.
What we consider
High-rack storage
Racked and block-stacked goods, packaging and pallets, and the way a fire could spread vertically through the racking.
LPG and flammable liquids
Gas cylinders, solvents, fuels and aerosols, and how much is kept, where it is stored and how it is controlled.
Hot work
Welding, cutting and grinding, and whether a permit system, fire watch and checks after the work are in place.
Battery charging and lithium-ion
Forklift and pallet truck charging areas, e-bikes and stored lithium-ion batteries, and their separation from stock.
Dust
Wood, flour, plastic and other combustible dust that builds up on surfaces and in extraction systems.
Large compartments and travel distance
Open floor areas, long travel distances to exits, mezzanines, and contractors or drivers who do not know the site.

Who is responsible on an industrial site
In England, warehouses and industrial premises are covered by the Regulatory Reform (Fire Safety) Order 2005. The responsible person is the employer, or whoever controls the premises in connection with the business. On a multi-let estate the landlord may control shared roads, yards and systems, and responsible persons who share a site must co-operate. The premises and their fire safety equipment must be kept under a suitable system of maintenance, and since 1 October 2023 the full assessment must be recorded.

Frequently asked questions
Does the assessment cover hazardous substances?
It covers the fire risk from flammable liquids, gases and dusts: how much is held, where and how it is stored, and how it is controlled. Where a specialist assessment of explosive atmospheres is needed, the action plan will say so.
We have changed our racking layout. Do we need a new assessment?
A change like that can affect escape routes, travel distances and how a fire would spread, so the assessment should be reviewed. See our guide on how often an assessment should be reviewed.
Do you look at forklift and battery charging areas?
Yes. Charging areas for forklifts, pallet trucks and other lithium-ion equipment are a common fire risk. We look at where they are, what is stored nearby and how charging is managed.
How are contractors and visiting drivers covered?
The assessment considers everyone on site, not just your own staff. It looks at how contractors and drivers are told about alarms, exits and assembly points, and at controls such as hot work permits.
Does the building’s smoke ventilation need checking?
Where smoke vents or other smoke control equipment are fitted, the assessment records whether there are service records. We also offer AOV and smoke control servicing.
How long does an assessment of a large site take?
It depends on the size of the site, the number of buildings and processes, and how easy it is to access records. Our guide on how long an assessment takes sets out the factors.
